The Application Process
Contact a realkredit institute directly or through your bank. You need proof of income (lรธnsedler for the past 3 months), tax returns (รฅrsopgรธrelse), budget information, details of existing debts, and the purchase agreement. The property is valued by the mortgage bank. The two-layer system means you may deal with both a mortgage bank (for the covered bond loan) and a commercial bank (for the top-up loan)
Costs and Fees
Administration fees (bidrag) of 0.5-1.5% per year are charged on the outstanding balance โ this is the mortgage bankโs margin on top of the bond rate. Loan establishment fees (kursskรฆring/kurtage) apply at drawdown. There are no early repayment penalties for fixed-rate loans, but you repay by buying back bonds at market price, which may be above or below par value
